Warning: Stamped document misusing the name of JD SPICER ZEB Solicitors

5 December 2025

A stamped document has been sent misusing the name of JD SPICER ZEB Solicitors in relation to a lease agreement.

What is the scam?

The SRA has seen a stamped lease agreement entitled 'Business Lease' which has misused the name of, and purportedly been witnessed by a staff member of a genuine firm of solicitors (see genuine details below).

The document seen by the SRA features a 'bogus stamp' that uses the name 'JD Spicer Zeb Solicitors' and the genuine firm's head office address. The 'bogus stamp' also uses the firm's genuine phone number, '020 7624 7771'.

The document also includes a signature that is not associated with the genuine staff member.

Any business or transaction through the document or phone number mentioned above is not undertaken by a firm or individual authorised and regulated by the SRA.

Is there a genuine firm or person?

The SRA authorises and regulates a genuine firm of solicitors called JD SPICER ZEB Solicitors (SRA ID 55671). The genuine firm employ an individual called Qasim Shah, whose name and signature has been misused on the document mentioned above.

The genuine firm and staff member have confirmed that they have no connection to the document, bogus stamp or signature referred to in the above alert.

When a firm's or individual's identity has been copied exactly (or cloned), due diligence is necessary. If you receive correspondence claiming to be from the above firm(s) or individual(s), or information of a similar nature to that described, you should conduct your own due diligence by checking the authenticity of the correspondence by contacting the law firm directly by reliable and established means. You can contact the SRA to find out if individuals or firms are regulated and authorised by the SRA and verify an individual's or firm's practising details. Other verification methods, such as checking public records (e.g. telephone directories and company records) may be required in other circumstances.
